Lambley Park - General
Lambley Park is situated in the village of Week St. Mary in North Cornwall. The location is semi rural within level walking distance of the local store/post office and Treetops Bar, views are across rolling hills of rural farmland out to the coast at Widemouth (3 miles), Bude (6 miles) and Morwenstow (just north of Bude).
The area is great for walks, cycling, fishing, surfing, sight-seeing, dining and relaxing. It is also well placed to explore the rest of Cornwall and Devon or further afield to the Isles of Scilly. The A30 dual-carriageway is a 15 minute drive away and links to the UK's major Motorway network. The A39 Atlantic Highway is a 5 minute drive away.
To the front of the house there is ample level parking on a rolled stone drive, the entrance to the house is a gentle paved slope. Please note Lambley Park has just recently been built and there is still some landscaping work to be finished at the rear of the property (off the rear patio) once the weather improves.
The main house has 5 en-suite letting rooms and the Annexe has 3 bedrooms with an en-suite to the master and a family bathroom. Pets and children are welcome to stay in the self-catering Annexe.

The nearest airport is Newquay, a 50 minute drive away. For reference purposes we are a 1 hour drive from Exeter, Plymouth, Truro and Barnstaple. Bristol is 2 hours drive via the A30 and M5 motorway.
Shopping outside the village is available in Bude, Launceston and Holsworthy, each offering their own collection of local, high street and specialty shops, together with the usual national supermarket outlets closeby.
Internal
All floors in Lambley Park are tiled with level access oak thresholds, doors on the lower floor have a minimum of 838mm openings. Please be aware the tiled floors are designed to have grip for most footwear but may become slippery when wet. Please wear appropriate footwear whilst in the house to avoid slipping. You are welcome to use the entrance lobby to remove and store muddy footwear. There is a external hose for cleaning heavily soiled items, please ask and we will point you in the right direction.
The stairs have solid oak handrails, metal spindles and a short pile carpet. From the entrance hall there are 10 steps to a platform turning at 90 degrees with a further 5 steps to the first floor landing.
The site is strictly non-smoking and there are smoke alarms to all areas.
Heating is underfloor throughout, all rooms have window openings however fresh air is provided through the Mechanical Ventilation Heat Recovery system. Each en-suite has a heated towel rail for extra comfort. All bedrooms and en-suites have independent thermostats for your comfort, please refer to the welcome folder for details on how to change the temperature to your comfort level or ask us to demonstrate the function for you.
Due to the rural location of Lambley Park we have a private sewage treatment plant therefore please flush only organic or bio-degradeable items - if in doubt, bin it, don't flush it. Please use the bins and bags provided.
Guests are welcome to use the dining room throughout the day where there is a seating area and board games available. If you would like to bring a takeaway back for an evening meal please use the crockery and cutlery provided in the dining room and do not take food up to the bedrooms. We do ask Lambley Park is vacated between 11am and 3pm to allow for cleaning. The dining room has French doors leading out on to a large patio with seating area in the summer.
There is additional guest seating on the upper landing by the feature window and vaulted ceiling area.
We have one ground floor bedroom twin room with a wet room en-suite, there is a fold down seat in the shower area and grab rails in the shower area and to the side of the WC. If you require specialist disabled aids please bring these with you. Views are to the front of the house.
The four other bedrooms are on the first floor, rooms 3, 4 and 5 have walk in showers whilst room 2 has a large bath with shower over. Rooms 2, 3 and 4 have king-size oak sleigh beds, room 5 is a twin room with two oak single sleigh beds. Leather seating is provided in these rooms for your comfort. Freeview 32” TVs are also provided as is a hospitality tray with tea and coffee making facilities. Room 2 has views to the front of the building, rooms 3, 4 and 5 have Juliette balconies with coastal views.
There is a WC on the ground floor for general use with a door opening outwards, not specifically designed for limited access/mobility.
External
Lambley Park is set in 5 acres, to the rear of the house is a large patio leading to the grounds the majority of which are a wild flower meadow. Views to the rear are out to the coast. There is a variety of wildlife visiting the patio ranging from badgers, foxes and deer to a variety of birds. We still have a little landscaping to complete at the rear of the patio.
In the evening badgers feed on remnants of the bird nuts and guests are welcome to sit in the dining room to watch them.
The Annexe
Access to the Annexe is via a gravel driveway split at the main entrance to Lambley Park. Parking for 2 or 3 cars is available on the hard-standing area in front of the Annexe. Access to the front door is via a sloping concrete path off the gravelled driveway - beware of any loose stones that can migrate onto the pathway. Reception for The Annexe is in the main house - Lambley Park.
The flooring in the Annexe is laminate throughout except for the bathrooms which are tiled. The annexe has radiator heating with heated towel rails in the bathrooms.
To the rear The Annexe has a private patio overlooking the wildflower meadow and with views to the coast. It is approached from the front door of the Annexe by a single step down to a level concrete path. There is also a step down to the patio from the sliding doors in the main living room.
Internal – the main living room is open plan incorporating a fully equipped kitchen, dining and lounge area.
The main bedroom has sliding patio doors to the front of the building which can be used for emergencies. There is an en-suite shower room and a seating area with TV.
The two other rooms share a family bathroom with bath and shower over. One bedroom is a kingsize the other is a twin room.
Well behaved pets are welcome but please bring own pet bedding, bowls and towels. See terms and conditions for pets.
